The San Antonio Real Estate market is very active. It is not unusual for a Seller to receive multiple offers on their property. If you want to have a shot at having your offer accepted, sometimes a full price is not good enough … you need an edge. That edge could be:
1) A pre approval letter from a reputable lender so that the seller knows that the pre approval letter means something. If you get a pre approval; from some “fly by night” internet Mortgage Company on the East coast then that is probably not going to fly.
2) Working with a reputable Realtor who has experience and is known amongst their peers in the Real Estate community. Listing Realtors want to work with professional experienced real estate agents.
3) A quick closing. Most Sellers do not want to tie up their property for more than 30 days. A two to three week closing would be best. If the Seller cannot move by that time then the Seller could lease back for 7 to 10 days. The Seller likes this because it is a done deal when they move.
These are just a few tips that will give you an upper edge.
